When Family Members Couldn’t Agree What To Do With The Home

Case Study: Charlene & Tanya

Background
During the COVID-19 pandemic, a homeowner unexpectedly passed away without a will. Her sister was appointed administrator of the estate, leaving the family to navigate both their grief and the complexities of probate. The home sat vacant while family members struggled to decide whether to keep or sell the property.

Challenge
As time passed, the mortgage company began issuing notices and eventually winterized the property, drained the pool, and changed the locks. The family felt overwhelmed emotionally and financially, and the executor was under increasing pressure to resolve the situation while managing probate requirements.

How I Helped
I maintained regular contact with the executor and her attorney over many months, providing guidance on securing the property and preparing it for sale once the court approved the transaction. When the time came, I helped coordinate clearing the home, arranging the date-of-death appraisal, and preparing the property for the market.

Outcome
Because the pool was not operational, the property required a cash buyer. After receiving multiple low offers, I negotiated a final sale that met the court’s required value and successfully closed the transaction within 15 days of contract acceptance.


Clearing a Family Home With Unauthorized Occupants

Case Study: Sean & Becky

Background
A family member was appointed administrator of their grandmother’s estate and needed to sell a home that had been in the family for decades. The administrator had limited time away from work to handle the process and needed help navigating the many issues surrounding the property.

Challenge
The home was occupied by several individuals and numerous pets, some of whom were unauthorized tenants. In addition, the property was filled with decades of personal belongings that needed to be sorted, removed, or donated before the home could be prepared for sale.

How I Helped
Working closely with the family, I helped coordinate clearing the home, arranging junk removal services, and preparing the property for market. Because the neighborhood had occasional security concerns, I also worked with nearby neighbors to help monitor the property and alert me if anything unusual occurred.

Outcome
Once the property was cleared and listed, we received multiple offers. After several buyers experienced financing issues due to the home’s condition, the family chose to accept a strong cash offer that allowed for a quicker and less stressful closing.


Selling a Probate Home With a Reverse Mortgage

Case Study: Rudy & Debbie

Background
A family contacted me after the passing of a relative who owned a home with a reverse mortgage. Several family members had been living in the home, but the loan servicer informed them that they would either need to purchase the property or vacate.

Challenge
Without a current will, the estate needed to go through probate, and there were additional complications including a missing heir. Meanwhile, the bank had begun placing notices on the door, creating stress and urgency for the family.

How I Helped
I helped connect the family with a probate attorney who was able to begin the legal process and provide guidance on addressing the reverse mortgage and other creditors. Once the court approved the sale, I assisted with preparing the home for the market, coordinating photography and marketing to highlight the property’s potential despite deferred maintenance.

Outcome
After generating strong interest through marketing and an open house weekend, we were able to secure a buyer and successfully close the sale, allowing the family to avoid foreclosure and move forward with stability.
